Building Information Modelling, BIM for short, is starting to be seen as the way forward in the design, planning and building of developments within the building industry. It brings together multiple disciplines who can then follow a plan of action, co-ordinated with others. The process is a very visual one and takes digital 3d modelling from dumb to intelligent. Although we are not architects , engineers or planners, we have been 3d modellers for over 15 years, so we know what we are doing when it comes to digital construction. A 20 year background in the construction trades also help us work with many aspects of design, engineering and planning. Our specialty is taking a building that exists and converting this into a digital building information model. We use a number of tools to do this, Our main tool for capturing building data is a Faro Laser Scanner, which can collect a million coloured points of data a second, and is accurate to <5mm. We also use networked GPS to position all our work accurately in 3d space allowing it to interact correctly with any 3rd party data.

The main difference between a Building Information Model and a traditionally created digital 3d model, is that a BIM has information embedded in the model that is accessible. This can rane from wall construction type, ie block, brick, stud etc and the model is located geographically. The image above shows the sun position at a certain time of year.
Once a Building information model is created, many types of drawings can automatically be extracted, elevation, sections and plans, as visually stunning 3d renders. The model can also be exported into a typical 3d modelling program and configured to suit realtime applications.
Interior structures and furniture items can be added with ease from a library of models, or bespoke items can be modelled, adding all the information needed to get rich information from them.
All items created in a building information model have a full set of attributes within a database giving correct dimensions, materials and insulative and thermal properties. The model of the built asset can then be passed on to the architect or engineer to begin the process of any further work.
